Greenwood Hills is a masterplan concept for a 107-hectare luxury residential community near Pturek in Kujawsko-Pomorskie, approximately 30 kilometres from Bydgoszcz. The site sits adjacent to a 260-hectare lake within the Bory Tucholskie forest, one of the largest contiguous woodland areas in Poland at roughly 3,000 square kilometres. The February 2024 concept deck was developed as an investor presentation delivering a full spatial and commercial vision for approximately 300 houses and apartments, branded under the slogan "Forest. Lake. River."

Masterplan and Site Strategy

The development programme organises a gated, self-sustainable community across 107 hectares of forested terrain with direct lake access. The zoning distributes approximately 250 villa-type estate plots alongside multi-family apartment buildings of 3 to 4 storeys, a hotel and spa complex, and a commercial services zone. Road infrastructure, pedestrian corridors, and green buffer zones maintain the forest character while connecting all programme elements.

The regional context positions the site near Barcin, roughly 30 kilometres from Bydgoszcz, with road connections to Poznan, Gdansk, and Warsaw. The secluded location within the Bory Tucholskie forest is central to the brand identity, offering a retreat environment while remaining accessible from major urban centres.

Villa Typology and Architecture

The villa programme establishes the residential product at the premium end of the range: contemporary architecture with deep overhangs, floor-to-ceiling glazing, private pools, and plots of 200 to 500 square metres. The design dissolves the boundary between interior and landscape through extensive glazing, timber decking, and garden integration.

The masterplan positions Greenwood Hills as a holiday destination and summer house environment rather than a conventional residential estate. Resort-grade shared amenities anchor the programme: sports centre, community spa and wellness facility, swimming pool complex, tennis courts, hotel, shops, and restaurant terraces are distributed across the site to serve the full community population.

Sustainability and Infrastructure

The sustainability framework operates at community scale. A solar farm with a capacity of 2 to 10 megawatts provides renewable energy generation. A water recycling system with underground well infrastructure positions Greenwood Hills as a self-sustaining resource ecosystem. These systems respond to the site's rural context, presented as community amenities rather than obligations.
