The IQ Development headquarters occupies the ground floor of the developer's own new-build mixed-use building at ul. Chodkiewicza 15 in Bydgoszcz — a contemporary four-to-five storey structure with dark clinker facade at commercial level and rendered residential floors above, completed in 2022. The 146 square metre office fit-out was delivered from bare developer shell condition: raw concrete walls and columns, aerated block partitions, hollow-core slab ceilings, and roughed-in services without a single finish applied. The project carries an inherent strategic dimension — this is the developer's own premises, the physical embodiment of the company's design standards and professional identity on the ground floor of its flagship completed building.
The design philosophy is explicit: create a dual-character office that mirrors the developer's position in the market — professional, modern, and premium. The central concept divides 146 square metres into two fundamentally different spatial identities. The 52 square metre executive office is designed as a warm, luxurious environment: walnut veneer wall panelling, dark carpet tiles, exposed concrete structural column used as a deliberate spatial accent, and curated furnishings that express professional ambition without ostentation. The 45 square metre staff workspace that opens beyond the glass partitions is its deliberate opposite — clean, white, bright, and minimal, with white desks, cassette ceiling tiles, and wood-look floor panels. The tension between these two worlds creates a clear spatial hierarchy while maintaining a cohesive contemporary identity throughout.

The executive office organises three functional zones around the exposed concrete column that the new-build structure provided as an architectural anchor. The CEO position is a MDD Mito boss desk with a distinctive mint green front panel and cognac leather executive chair. A ten-seat conference table with Euforma Acos Pro chairs occupies the central zone beneath three grey Loftlight conical pendants. The IKER BOXX terracotta boucle sofa and dark leather armchair establish a lounge corner behind the desk, backed by the full-height walnut feature wall with LED-backlit display shelving and a large-format television displaying the iQ Development corporate logo. The walnut panelling system carries the brand identity as an architectural material — warm, premium, and unmistakably intentional.

The reception makes the brand identity legible in the first moment of entry. The walnut feature wall carries the iQ Development logo as a cut element against the warm grain, with a custom two-tier reception desk in matching walnut below. A deep violet-navy painted ceiling with two large circular pendant lights registers strongly against the walnut warmth, creating an entrance atmosphere that communicates quality before a word is spoken. The navy ceiling colour recurs through the kitchen and general bathroom, threading a unifying accent through the service zones that anchors the office's identity beyond the showpiece executive room.






The executive bathroom is specified in Nuez terrazzo tiles across all surfaces — walls, floor, and the volumetric partition walls that create separate shower and vanity nooks within the 6.28 square metre room. A walnut floating vanity cabinet with a bespoke Terrazzo Poland S.1 Sandson stone countertop and anthracite concealed shower system complete a washroom whose material quality and spatial complexity are exceptional for a corporate office of this scale. The room occupies an aesthetic position closer to a hotel suite than a standard facility — a deliberate choice that aligns with the executive zone's broader message of quality throughout. The construction scope for the entire fit-out — 770 square metres of wall finishing, 267 square metres of ceiling work, 9 bespoke joinery pieces including the reception desk, wardrobe units, bookcase wall, and bathroom vanity, plus 10 doors, complete electrical rewiring, and new plumbing throughout — transformed the bare shell into a fully resolved office in mid-2022.
